Installing a Mobile Home

As of 8/27/2021 we will be REQUIRING a Manufactured Home Installation Certification at the final before a CO is issued. 

County Code separates mobile homes into 2 categories

  • Manufactured home, Class A.\ A manufactured home, commonly referred to as a “doublewide” constructed after July 1, 1976, that meets or exceeds the construction standards promulgated by the U.S. Department of Housing and Urban Development that were in effect as the time of construction.
  • Class A manufactured homes are allowed in PD-MH, RAC and RR zoning districts.
  • Manufactured home, Class B.\ A manufactured home, commonly referred to as a “singlewide” constructed after July 1, 1976, that meets or exceeds the construction standards promulgated by the U.S. Department of Housing and Urban Development that were in effect at the time of construction.

Class B manufactured homes are allowed in PD-MH and RAC zoning districts.

Manufactured homes that were constructed prior to July 1, 1976 are not permitted.

MOBILE HOME ON PRIVATE PROPERTY

Items needed for review:

  • Central Permit application
    • or approved town zoning permit
  • Surveyed Site plan
  • RLD application
  • Well/Septic permit
  • Address Application
  • Manufactured Home Application (See back of application for specific information needed)
    • including 2 sets of deck plans if larger than a 4’ x 4’
  • Once all items are submitted we will place you into a 10 business day review.
  • All trades are permitted separately

You can submit applications and plans via email to planreview@iwus.net (Plans must be in one complete PDF file to submit digitally) or they can be submitted in our office between the hours of 8:30 am and 4:30 pm.

Our address is 17140 Monument Circle, Suite 100, Isle of Wight VA 23397. We are in Building B which is the 2-story brick building across from the Historic Boykins Tavern. Our office is on the right, through the double glass doors.

MOBILE HOME IN PARK

Items needed for review:

  • Central Permit application
    • or approved town zoning permit
  • Site plan or aerial photograph showing location of proposed home to include decks
  • Site improvement form if park is on private well and/or septic
  • Manufactured Home Application (See back of application for specific information needed)
    • including 2 sets of deck plans if larger than a 4’ x 4’
  • Once all items are submitted we will place you into a 10 business day review.
  • All trades are permitted separately.

Family Member Mobile Home
A manufactured home, Class B located on a lot or parcel with an existing single-family dwelling. The inhabitant of the manufactured home is a family member of the owner of the existing single-family dwelling.

  • Family member manufactured homes are only allowed in the Rural Agricultural Conservation (RAC) Zoning District.
  • Only a Class B (single wide) manufactured home is allowed.
  • The minimum lot size for a primary residence with a family member manufactured home shall be 60,000 square feet.
  • The specified family member must be related to the owner/occupant of the primary residence on the property.
  • The manufactured home shall be removed no later than ninety (90) days after no longer being occupied by the specified occupant.
  • Only one family member manufactured home is allowed per parcel.
  • No family member manufactured home shall be allowed on a lot with another Class B (single wide) manufactured home.

Items required to review initially

  • Central Permitting Application
  • A letter stating the family member for which the manufactured home is being requested, to include plans for the home once it is no longer occupied by the family member(s).
  • A plat of the parcel showing the boundaries of the lot, placement of the home, and other existing structures.
  • Proof of ownership (copy of the deed).
  • A permit from the Health Department for construction of water and sewer provisions.
