Permits For A Nonresidential Use or Structure

Due to the unique character of each new nonresidential project (including commercial, industrial, agricultural, civic and miscellaneous uses), please contact Central Permitting at 757-365-6211 or planreview@iwus.net to confirm what category you would be classified as to begin your initial zoning review. Then we recommend scheduling a pre-application meeting to review the application and discuss any questions the applicant may have. Pre-application meetings are scheduled for the 2nd Wednesday of every month from 9:00. Please call Economic Development at 757-365-6249 for meeting information.

Once the County approves your plan and you are ready to move forward with permitting, please see process below.

New Commercial (NONRESIDENTIAL) Construction

Items required for review

  • Central Permitting Application
  • Zoning Approval Letter
  • Water/Sewer tap fee receipt
  • Private Sewage Disposal Systems Permit
  • Health Department Approval (Restaurant)
    • Or town Zoning Permit if in town limits
  • New Commercial Application
  • 2 complete sets of construction drawings
    • Or 1 single PDF if emailing
  • Statement of Special Inspections Information
  • Plan Review fee $250.00

Once these items are submitted and plan review fee is paid, it will go into review and you should hear something back within 10 calendar days. Once zoning and stormwater have approved it, a payment request will be made for the remainder of the stormwater fees as well as the zoning permit fee. When the proposed land has been cleared and all E & S measures have been taken care of, you can schedule an E & S inspection with the stormwater department. This inspection will need to pass before the building permit can be issued.

Commercial Alteration/Change of Use

Items required for review

  • Central Permitting Application
  • Site plan
    • Or Town Zoning Permit if inside town limits
  • Commercial Alteration Application
  • 2 complete sets of construction drawings
    • Or 1 complete PDF if emailing, to include any engineered lumber spec sheets
  • Change of Use Application (if no construction is being done)
    • Please submit an existing floor plan along with a anticipated floor plan, if proposing changes.
  • Possible plan review fee $250.00

Once these items are submitted it will go into review and you should hear something back within 10 calendar days. Once Zoning and Building approve your project, we will contact you for payment and issue permit.
