A subdivision is the is the division or re-division of property into 2 or more lots which includes the changing of property lines for the transfer of ownership of land or buildings. There are 2 types of subdivisions, Minor which is the creation of 1-9 lots and Major which is the creation of 10 or more lots.
 

Minor Subdivisions

Minor subdivisions are handled administratively. They are reviewed by County and State agencies for compliance with various codes and ordinances. Once the proposed subdivision plat has been approved by all agencies it is signed by the Zoning Administrator and approved. Final plats must be recorded in the Clerk of Courts office within 6 months of approval or they will become void.
 

Major Subdivisions

Major subdivisions must be reviewed by the Planning Commission and Board of Supervisors. The subdivision is reviewed by necessary County and State agencies for compliance with various codes and ordinances. Once there are no outstanding issue the subdivision goes before the Planning Commission for public comment and discussion. The Planning Commission has up to 100 days to act on the subdivision. Once they make their recommendation the subdivision will go to the Board of supervisors. The subdivisions will again be open for public comment and discussion, the Board also has 100 days to act on the subdivision. If the Board approves the subdivision the final plat must be recorded in the Clerk of Courts office within 6 months of approval or it will become void. If there are conditions or improvements tied to the approval the subdivision will be subject to those conditions and the posting any necessary surety or other relevant requirements.
